The listings have been created by and submitted to TCVR by property owners, agents, or advertisers. It is your sole responsibility to determine the accuracy, or lack of accuracy, of any and all information presented in this website regarding rental properties or of determining the acceptability of any aspects of the use of this site.

It is your responsibility to determine what the refund or cancellation policy is of any property owner that you may rent from. We recommend that you get this policy in writing. Top Choice Vacation Rentals does not receive rental funds and does not receive commissions from rental funds. Top Choice Vacation Rentals is not responsible for refunds of rental payments or deposits for any reason whatsoever. Refunds are between the renter and the property owner, with no involvement from Top Choice Vacation Rentals. (Please note that Trip Cancellation Insurance can be obtained at your own expense from SPECIALTY INSURANCE GROUPS.)

PROPERTY OWNERS:

Top Choice Vacation Rentals is not a licensed real estate agent or broker. We are not a rental agency. We collect no rental or sales fees. When you list your vacation rental properties with us prospective renters will contact you by email, phone, or postal mail.

Top Choice Vacation Rentals collects no monies from renters. Prospective renters will pay all deposits and fees directly to the property owners or agents. There are no rental or commission fees!

Top Choice Vacation Rentals is not responsible for the behavior of renters, or prospective renters of your property. It is your responsibility to qualify renters and prospective renters based on your own systems, methods, measurements, and evaluations.

It is your responsibility to determine and obey all laws and rules and regulations including but not limited to licenses, permits, tax codes, local ordinances, and safety rules and regulations.

PRIVACY POLICY:

To avoid spam, Email inquiries are monitored and filtered by Top Choice Vacation Rentals prior to delivery to our property owner members. Inquiries may be read by Top Choice Vacation Rentals staff members. Rental inquiries via Internet Email cannot be considered private communication. We want only rental inquiries to reach our property owners through their listing. Internet delivery is not 100% reliable.

Property Owners and Real Estate Professionals will receive periodic emails in regard to their membership and listings on the Top Choice Vacation Rentals website.

Property Owners may receive our periodic newsletter (currently quarterly) .The newsletter may inform members of special promotions, advertising tips, or industry information that Top Choice Vacation Rentals considers valuable to Members. Third party advertisements which provide additional goods or services may be included in the newsletters.

We do not sell your personal information to third parties for their marketing purposes without your consent.

ACCEPTABLE CONTENT POLICY:

The Acceptable Content Policy must be followed by all property owners. Any ads that do not comply with this policy is subject to edit or cancellation without notice by Top Choice Vacation Rentals at its sole discretion.

Top Choice Vacation Rentals is a website viewed by people of all ages. Our policy requires that information presented in the website be suitable for viewing by families and must be "G" rated. Material may not contain profanity, obscenity, nudity, illegal offers, vulgar comments related to violence, hate, prejudices, or references of a sexual nature. Information must be considered suitable for viewing by the general population in all age groups. Top Choice Vacation Rentals reserves the right to determine what is, or what is not, acceptable content.

It is the responsibility of the property owners to obey all laws and rules & regulations concerning content.

Top Choice Vacation Rentals reserves the right to edit or reject any ad submitted at our sole discretion.

REFUND POLICY:

Top Choice Vacation Rentals does not refund for listings/memberships if a property is sold to another owner, but the listing can be removed from viewing on the website at the listers request. The lister may complete changes to the contact information so that the new property owner may enjoy the remainder of the listing term at no additional charge. Most of the processing tasks that are required for the listing of new properties is completed and reviewed by Top Choice Vacation Rentals at the beginning of the listing and refunds or partial refunds for any reason are not available.
